If you’re like most people, you understand how important it is to have great listing photos when you put your home on the market.
But why is it so important, and does it really matter how good your house looks on the Internet?
Why Listing Photos Are So Important
The first place potential buyers look when they are house-hunting is on the Internet. Typically, people look at the photos before they even scroll down to find out whether the home has enough bedrooms or bathrooms—and that means your photos have to paint your home in the most attractive light possible (literally).
Even minor tweaks can make a huge difference (just look at what this professional was able to do with spaces that had been previously photographed for listings).
What the Research Says
According to the research, more than 95 percent of potential buyers looking at homes online scour the first photo for details for about 20 seconds.
That means the first picture, which is typically the one of the exterior of your home, needs to be incredibly eye catching in order to hold the buyer’s attention.
“Without an eye-catching photo, the battle is lost before it begins,” says Michael Seiler, founder and director of the Institute for Behavioral and Experimental Real Estate at Old Dominion University at Norfolk, Va. “You have to grab people’s attention within two seconds. Do it the way a billboard does.”
Around 76 percent of the people studied viewed the property description on any given listing long after they were finished looking at pictures.
More than 41 percent of home buyers don’t even read the Realtors’ remarks on listings, which puts even more pressure on you, the seller, to have a set of amazing listing photos.
How to Get Great Listing Photos
While there’s no guarantee that great pictures that will sell your home overnight—although they will certainly help interest more potential buyers—it may be a good idea to talk to your Realtor® about whether you should hire a professional photographer to take care of it for you.
