What Do You Mean, “Closing Table”?
When your Realtor® says, “Oh, we’ll sign these forms at the closing table,” what he or she means is exactly that—you’ll be sitting at a table with your Realtor, the seller’s Realtor, and a handful of other people when you close on your new home.
We mainly call it the “closing table” because that’s what we do there.
What Happens at the Closing Table?
You’ve been through mountains of paperwork, you’ve gotten back the home’s appraisal, you’ve had the home inspected…
You’ve done a lot to get to this point.
So when closing day arrives, what’s left?
You’ll sign your documents.
About 50 of them.
(It might feel like many more, especially if you’re amped up and ready for the Realtor to drop the keys to your new home in your hand.)
Once you and the seller have signed everything, and your Realtors have shuffled through to make sure everything is in order, all the documents need to be faxed or scanned over to your lender’s closing department.
Sometimes these documents are required (well, your signatures on them are required, anyway) before your lender will fund the loan and give the seller his or her money. Sometimes, though, the funds are already waiting for the seller and the lender is just waiting for confirmation through the closing documents.
After all the interested parties (your lender and the seller’s lender, if there is one) have everything they need, your loan is funded… and your Realtor can drop those keys into your hands.
